Limina Access replaces keys and keyboxes with time-limited PIN and QR codes for short-term rental properties. The owner issues a code for the length of the guest's stay — it stops working on its own at checkout, no key to collect, no keybox to maintain.

How it works

The owner issues a code

The owner or manager sets a PIN or QR code for the exact dates of the guest's stay.

The code is sent

The code goes to the guest over any messenger — WhatsApp, Telegram, email, the booking platform's own chat. No app to install.

The code dies at checkout

The code stops working on its own at checkout. No one has to remember to disable it.

Every use of the code is recorded — who came in, and when.

Works with any booking source

The system works the same way regardless of where the booking came from — Airbnb, Booking.com, a Telegram listing, or a direct guest. There's no booking-platform integration, and nothing to set up on the booking side — the owner issues the code manually, the same way every time.

PIN or QR

Two ways to open a door, chosen by what's actually on the door.

Apartment doors

PIN

The code is typed on the lock's own keypad. No extra hardware beyond the lock itself — the fastest way to fit a single apartment door.

Building entrances and gates

QR

The code is scanned at an entry panel with a camera. QR needs that extra panel, so it's built for shared building entrances and gates, not a single apartment door.

Most properties use both: QR at the building entrance, PIN on the apartment door.

What's actually on the door

The standard kit for an apartment door — this is how it's physically built.

Nothing new on the outside

The drive mounts on the inside of the door, over the existing cylinder. Nothing new appears on the outside — no box, no drilling. Removing it leaves no trace: the door is unchanged from before.

The keypad only signals

The exterior keypad is battery-powered and sends a radio signal only — it has no mechanical connection to the bolt. Destroying it does not open the door.

The existing cylinder stays, and can be upgraded

The door's own cylinder keeps doing the locking. It can be upgraded to an anti-snap cylinder, sized to the door so it doesn't protrude past the escutcheon.

A mechanical key, held by a person

Emergency access is a physical key, held by the cleaner or the property manager — not left in a keybox at the door.

The lock adds control and an entry log. The door's actual security is the cylinder and the door itself, not the electronics.

Recurring access for cleaners and contractors

Cleaners and maintenance contractors don't need a one-off code for every visit — they need a standing schedule. Set it once: for example, Tuesday and Friday, 09:00–13:00, every week. The code works only in that window, on those days.

The owner sees whether they actually came

A recurring code isn't just convenient — it's oversight. Every entry inside the scheduled window is logged, so the owner can see whether the cleaner showed up on Tuesday, whether the contractor's visit ran long, or whether no one came at all. That's a record a physical key handed to a cleaning company never gives you.

We track battery level on every lock and flag it before it runs out.

A bolt that fails to fully lock or unlock is flagged automatically.

An entry logged outside any issued code or scheduled window is flagged the same day.

Regulatory context

Cyprus requires a registration number for short-term rental properties, issued by the Deputy Ministry of Tourism. EU Regulation 2024/1028 establishes a unified EU-wide short-term rental database from 20 May 2026. A logged, time-limited access model — instead of an anonymous keybox — is the direction short-term rental regulation is heading across Europe.

What if a guest can't get in?+

The owner or manager sees the code's status in the web panel and can issue a new one immediately — no site visit needed for a typo or a guest who mistimes checkout.

What happens when the battery dies?+

We track battery level on every lock and flag it before it runs out. The lock takes a standard battery — the warning gives enough lead time to replace it directly or on a planned visit.

Who is responsible at night?+

Automation runs at night — a code set to expire does so on schedule, with no one at a desk. The team responds during business hours. For anything guest-facing at night — a lockout, a question — the on-site or on-call contact is the property manager's, not ours.

Does it work without internet?+

Yes. Codes are checked locally at the door, so entry keeps working even if the property's internet is down. An internet connection is needed to issue new codes remotely and to sync the entry log — once it's back, the log catches up.

Can a code be revoked early?+

Yes — from the web panel, immediately. A revoked code stops working right away, before its original expiry.

What happens if I stop paying?+

Locks keep working locally: already-issued codes still open the door until they expire, and the door's keypad or panel keeps working. What stops is the remote side — issuing new codes, the entry log, monitoring, and support. It's the remote management that becomes a brick, not the door.

Does this require a booking-platform integration?+

No. Codes are issued manually by the owner or manager, the same way regardless of where the booking came from — Airbnb, Booking, Telegram, or direct. There's nothing to connect or configure on the booking-platform side.
